This is a short letter to explain some of the things you can expect from
our company and some of the influences on our operations.
We deal with many of the top agents in the country because
they work hard and bring us good deals. Those agents use us to fund their sales because we work hard and
supply money to their clients.
In the current real estate market investors want INCOME and SECURITY.
They do NOT wish to foreclose on property! This makes loan underwriting and funding decisions more difficult.
Both we and our investors want to know how the borrower is going to pay off the loan when it comes due? In
other words only a portion of getting funded is based on the value of the collateral.
Every investor has
to look at each loan as if they will have to take the property back through foreclosure. The process to foreclose
and sell a property may tie up money for a long period of time which is not appealing to any investor.
There is another section in this web site that details our various financing programs but I wanted to mention our
most requested type of loan which is also the most difficult to fund. Loans on raw land are the toughest to sell
because they are high risk to the investor. WE, however, SPECIALIZE IN LARGE LAND LOANS because we have
developed many contacts with experienced investors that fund land loans. Our maximum Land Loan is about 50% to 65%
of the appraised 'Real Value' of the subject real estate.
Other types of loans are governed by the "Real
Right Now" appraisal values and the borrower's credit and income record. There is a lot of investor money available
currently for the right kinds of loans so call on us to help underwrite your loan and obtain funding for it.
