Some Past Deals Made




Land Loan #1 in 2001:
Borrower pledged San Diego land for a 'Land Loan' in excess of $4 million dollars.
Land Loan #2 in 2001:
A $3,000,000 'Land Loan' for a Romona, California Development of 154 New Homes.
Another Land Loan:
A $2.75 million dollar 'Land Loan' on Commercial Land in the rapidly growing town of Temecula, California.
Finish Construction:
Zale Financial obtained funding of $700,000 to finish construction of a 7,000 square foot home in San Diego Country Estates.
Taxes Due:
Borrower pledged 258 acres in Northern California for $300,000 to pay taxes due and $200,000 to purchase an existing business.
$8,000,000 Home:
The property was in escrow for $3.5 million with a $1.2 million 1st Trust Deed from a 'defunct' Bank in Foreclosure and needing to be paid off. Borrower required a 'Bridge Loan' to close escrow until a financing "Mess Up" could be fixed.
Large Home Purchase:
Borrower had no Tax Returns for the last 2 years and banked with Offshore Banks but owns a Hong Kong Factury. Used 'Private Money' (Hard Money Loan) for a new 1st Trust Deed Loan until he could show Tax Returns and have seasoning on new loan to obtain a $500,000 'Easy Qual' refinance.
Las Vegas Casino:
High Appraisal value however, Banks and Insurance Companies would not loan on that type of entity. Zale Financial provided Hard Money Loan with three year payout for financing needs.
Alabama Company:
Borrower was purchasing a $40 million dollar company and leveraging the purchase with an ESOP loan. A 'GAP Loan" for $1 million dollar Escrow Deposit was required to complete the transaction.
Arizona Recreation Project:
Banks were out of the market for type of property at the time but since the project is a 'Cash Cow' the Borrower was comfortable with the costs of a Hard Money Loan.
Note Sold by Original Lender:
The original lending Bank sold the Borrower's Note to an Out of State Investor. The 'New Lender' would not cooperate with the Borrower's situation; so a fast Private Money Loan to pay off the original loan until a full process refinance could be completed was obtained.
REO Purchase:
Borrower needed money very fast to buy an REO that was a 'bargain' if escrow could be closed quickly. After major renovations the Borrower made a large profit from the resale of the subject property.
Sale of 400 California Acres:
Sold our own listing of 400 Acres in Boulevard California for $2 million.
Victorville CA Land Loan:
Funded $3,000,000 loan for land purchase for a 435 unit apartment complex in Victorville California.
Sale of 2,000 California Acres:
Sold our own listing of 2,000 Acres in Boulevard California for $3 million for the same seller as above similar sale.
